PUBLIC MEETING - Amendments to Town's Municipal Planning Strategy and Land Use By-law

This meeting is an opportunity for the public to review proposed amendments and provide input. Proposed amendments include:
- Creating a new Apartment Residential zone that would require:
- Water and sewer connections where 7+ residential units are to be built;
- Accessible parking for 7+ residential units;
- No more than 25 residential units per acre (62 units per hectare) and 35 feet in height;
- Approval by site plan, including consideration of stormwater runoff.
Only 4 sites would are considered for the apartment zone a this time: 182 Clements; 136 Hammond St; 98 King Street and 118 King St. Other properties may be rezoned in the future, but would require additional public engagement.
- Revisions to how the Town processes and considers variances (minor changes to lot sizes, setbacks, parking), and no longer allowing variances for building height.
- Expansion of the Town’s Commercial Development District to include lands for a new Hotel at 98 Ohio Road (Ohio Road and Hwy 103)
